She brings a distinctive combination of strategic advisory, developer, and investment experience, with a focus on turning ambitious destination visions into commercially viable, investment-ready, and deliverable projects.

Dalia advises developers, sovereign-backed entities, investors, and public-sector organizations across the Middle East on large-scale, mixed-use real estate, tourism, and hospitality destinations. Her work focuses on shaping destination and development strategies, assessing commercial and investment opportunities, and developing partnerships to unlock value across complex developments.

Dalia’s notable assignments include:

  • Leading business planning for Jeddah’s first beachfront destination (5.7 million sq m), refining the project vision, shaping the area programme, defining commercial and development strategies, optimizing returns, and supporting management in securing board approval.
  • Leading the concept optimization of three adjacent, distinctive destinations in northern Riyadh (27.5 million sq m), identifying market opportunities, designing area programs, establishing commercial strategies, and assessing financial returns while ensuring stakeholder alignment.
  • Working closely with the corporate finance team on five high-profile transactions for one of the largest developers in Saudi Arabia, including three joint ventures in Jeddah and two in Riyadh, advising on optimal deal terms, maximizing returns, and supporting end-to-end execution.
  • Leading the assessment of residential market potential for a major Makkah development, evaluating demand and product-market fit under the current regulatory framework and assessing the opportunity created by a future environment permitting foreign home ownership.
  • Spearheading the brownfield redevelopment of a district in Jeddah, collaborating with engineering, design, and legal teams to assess technical, legal, and financial feasibility, while developing commercial, development, and phasing strategies to support go/no-go investment decisions.

Before joining A&M, Dalia was a Real Estate and Tourism Partner at a Big 4 advisory firm and held senior roles at Meraas across development and Joint Ventures & Investments, contributing to the creation of several major mixed-use destinations, including City Walk and Bluewaters, as well as strategic investments, partnerships and asset management.
